Handover Report Move-in Checkliste
The handover report helps you document the condition of your flat room by room when moving in and out. This protects your deposit in disputes: if you record the actual condition with photos and meter readings, you can later prove that damage already existed beforehand. The assistant asks for the address, landlord and tenant, number of rooms, then walks you through a detailed checklist per room and finally generates a ready-to-print PDF.
How to use it
Fill in the protocol before moving in and go through each room systematically: walls, floor, doors, windows, heating, sockets, and meter readings. Photograph visible damage and note meter readings for electricity, water, and gas with a date. Go through the completed protocol together with the landlord and have it signed by both parties. Keep a copy for yourself and one for the landlord. Use the same report when moving out as a basis for comparison.
What the tool can and cannot do
The generator creates a structured, print-ready PDF with signature fields for both parties and a note that it was created on studio-tools.online. It helps you document the condition of a flat without gaps. However, it does not replace legal advice and does not guarantee any specific legal effect in disputes. For complex tenancy law matters you should consult a specialist lawyer.
Why local processing in the browser
Protocol creation and PDF generation happen entirely on your device. Your personal data such as address and landlord name never leaves the computer. There is no server storing the information. The page works offline after loading, and you can create or adjust the protocol as often as you like.
Frequently asked questions
Does the protocol replace legal advice
No. The checklist is a memory aid and not legal advice. Consult a specialist lawyer for complex tenancy matters.
Do I need to be online
The page needs to load once. After that the generator works offline since everything happens locally in the browser.
Are my inputs saved
No. All inputs are processed only in your browser and saved nowhere.
Can I use it for shared flats
Yes, the protocol works for joint move-outs between housemates too, not just between landlord and tenant.
What should I document
Walls, floors, doors, windows, heating, sockets, meter readings, and visible damage. Photo documentation complements the protocol.
Are my inputs uploaded
No. The PDF is created entirely on your device. Nothing is transmitted or stored.
