Home Buying Costs Calculator: ancillary costs per state
Buying real estate always involves ancillary costs on top of the purchase price. This calculator estimates the real estate transfer tax for every German state plus notary, land registry and broker costs, so you can plan your financing realistically.
What is included
- Real estate transfer tax: 3.5% to 6.5% depending on the state.
- Notary & land registry: usually about 1.5% to 2.0%.
- Broker (your share): often 3.57% incl. VAT, frequently split between buyer and seller.
Example
For a 400,000 purchase in North Rhine-Westphalia (6.5% tax), you get 26,000 in transfer tax plus about 6,000 notary and 14,280 broker, totalling roughly 46,280 of ancillary costs, around 11.6% of the price.
These costs are usually not covered by the mortgage and must come from equity.

Do I have to pay ancillary costs from equity?
Usually yes. Most banks finance only the purchase price, not the ancillary costs, so plan them into your equity.
